Just because you already put pen to paper on the lease doesn’t mean you can’t cover yourself anymore, however. While it does require you, as a landlord, to get the tenants’ consent, you can make it a point to visit the property from time to time.
Not every week, mind you, but just often enough to keep them honest. If you sign the lease and then disappear for its duration, people who are sketchy enough to begin with might be more tempted to pull stuff like that.
